Preparing to Sell your Home 

Perhaps you need a bigger home for your growing family. Some people move because their Dallas townhomes are too small and they’d prefer to move into a house. Others will find themselves in the midst of a Dallas relocation due to their choice of employment. It doesn’t really matter what reason you have for moving. You simply need to understand that Dallas home values are constantly changing. With that in mind, there are a few things you need to prepare your home before having your real estate agent add it to a Dallas MLS website.

First of all, don’t have your Dallas realtor put your home on the market before it is ready. No one wants to crawl through your cluttered basement or tour your unfinished bathroom upgrade work. Create a checklist of things that need to be completed and get to work. Don’t forget to consider the following:

 

  • Start from the outside and determine whether or not your lawn needs work. This is called “curb appeal.” If your potential buyer pulls up to the house for sale and gets a bad impression from the outside he may not really pay attention to the inside of your home.

 

  • Repair everything before you attempt to list your Dallas real estate for sale. Leaky faucets, broken mirrors, grungy bathroom tiles – everything.  New home buyers want perfection. If they don’t find it in your home, they’ll find it elsewhere.

 

  • Declutter your home. Sadly, this means putting the toys away, taking down your prized collection of moose-heads, and packing away items and photographs that make your home look like it’s your home. Buyers want to be able to envision themselves in your space, imagining what the rooms would look like once they’re done decorating. That’s difficult to do with someone else’s personal mementos staring you down.

 

Once you’ve prepared your home for listing and discussed your Dallas real estate listing price with your realtor, it will be time to begin marketing your home. There are plenty of Dallas homes for sale, and we don’t recommend leaving the marketing up to your real estate agent alone. Be creative, and do what you can to help make the most of your agent’s marketing efforts. For example:

 

  • Help your Dallas real estate agent create an incredible virtual tour of your home for the Dallas MLS site. What if a buyer were looking at your home and one other on the internet? Your home has a single picture of the front with a written description of the interior features. The other has a virtual tour, with 3-4 photographs of each room. Which home do you think the buyer is going to visit? (Hint: It’s not yours).

 

  • Put real estate listings in local newspapers. Ask your realtor where he plans to advertise your home and then seek out alternatives. The more exposure Dallas homes for sale get, the more likely they are to sell quickly.

 

  • If you are having trouble finding an agent or broker to work with, host an open house for brokers and Dallas real estate agents only. Email them, call them, or mail flyers letting them know that you’re putting your home up for sale. They’ll come to your home, look around, and remember your home. You might find your selling agent and, if you already have one, your buyers agent might be present as well and bring back his own client to see the house!

 

Preparing your Dallas townhomes or houses for sale does not have to be an unpleasant task. Simply take care of the aesthetics, and then work with your Dallas real estate agent to prepare a simple marketing plan. You’re sure to find your buyer in no time!
