What You Need to Know About Dallas Real Estate Agent Commission

Finding Dallas real estate agent can be difficult, regardless of whether you’re looking to sell your home or find Dallas Texas real estate of your own. Finding a great Dallas realtor can be even more difficult. One of the most difficult parts of the process is gaining an understanding of when and how your real estate agent is going to earn commission off of your sale or purchase.

First of all, your real estate agent more than likely works for a DFW real estate broker. There is quite a bit of difference between a licensed real estate agent and a licensed broker, but just know this – legally, only a broker can sign your Dallas real estate agreements. Your agent, therefore, acts as your personal customer service representative – almost like a middle man.

Typically, your agent will want to negotiate a fee for the work he does in bringing a buyer to your home. He’ll list your home on the market, often using a flat MLS listing service, and then work with buyers and their agents to come to an agreement. For these services you will likely end up paying your Dallas realtor a fee typically ranging anywhere from 3 – 7 % of the total sale price of the home.

Technically, you are paying this fee to the real estate broker, for whom the real estate agent works. Often times, Dallas real estate agents are independent contractors who associate themselves with big-name real estate brokers because of their notoriety.  Let’s say you sell your home for $200,000. In this case, you agreed to pay the real estate brokerage 7% of your sale price for their help, totaling $14,000. Sadly, just because your agent listed your Dallas homes for sale doesn’t mean that his brokerage will get to keep the entire commission. In some cases, the buyer is represented by a different broker. He will negotiate with your selling broker to earn a portion of the commission for his work in helping your broker make the sale. Let’s say, for example, that they decide to split the commission 50/50. That $14,000 your broker earns suddenly turns into $7,000, meaning he might only go home, after months of work, with $2,100.

There are several different theories and ideas regarding who does and should pay the commission on a Dallas Texas real estate sale. In some cases the buyer pays the commissions, and in other cases the seller. The state of the Dallas real estate market may also play a huge role in determining who is responsible for payment, depending on whether or not you are making your transaction in a buyer’s market or a seller’s market.

In the end, it is widely believed that the buyer always pays the commission. He is, after all, paying the full price for the home and the seller takes the money to pay his Dallas realtor out of the settlement.  The seller will have the ability to control the ultimate sale price of the Dallas real estate in question, so it isn’t likely that a seller is really going to lose 7% of the total value of his home.

There are plenty of Dallas homes for sale, and while buying a home for the first time may seem overwhelming it certainly does not have to be. There are a number of things you can do to help turn the process of finding and ultimately buying homes in Dallas into a simple task.

Start by finding a few reputable Dallas realtors and then take them through your own interview process. Listen carefully to the answers to the questions you ask them. Here are a few ideas of questions to ask:

  • Ask how long the agent has been working in the real estate industry, but don’t write off new agents as inexperienced. They’re often up on the newest trends, and have access to a number of people who can help them through the process while still getting you the best deal.
  • Don’t hesitate to ask for a list of references, and ask for per mission to call them. If they’re good references, they’ll be willing to speak to you about the agent you’re interviewing.
  • Ask each of the Dallas realtors you speak to why they think you should hire them. This is a standard interview question, and one a confident agent should be able to answer.  If he can’t confidently answer your questions, will he be able to negotiate a great deal for your new Dallas real estate?
  • Ask about the terms of the contract, whether or not they guarantee their services, and how much time must lapse before you can cancel your contract. Let’s face it – the market is tough. If your home isn’t sold within 30, 60, or 90 days will you be able to cancel the contract and move on to a new broker?

There are, of course, quite a few more things you’ll want to ask, but this list should help you get started. Once you’ve found a Dallas real estate agent you’re comfortable with and have settled on the terms of your contract, you’ll be ready to start looking for new homes in Dallas. As a first-time buyer, you will likely feel overwhelmed by the buying process. Here are a few tips and tricks to help you keep your cool while searching for your new dream home.

  • Be healthy. Believe it or not, research shows that those who eat a healthy meal with a reasonable amount of carbs (energy) before they go out will remember more about the homes they visit. Why waste your time visiting potential homes in Dallas if you’re too tired to care about what you’re seeing? Get a good night’s rest beforehand, eat a great breakfast, and then hit the road.
  • Don’t go out thinking you’re going to tour dozens of Dallas homes for sale in one day. While ambitious, this is an unrealistic goal. Consider limiting yourself to 5 or 6 homes on any given day. Any more than that and you risk forgetting the details – or worse, mixing up the details with the wrong homes.
  • Bring a camera if you’re going to visit more than one or two homes during the course of your search.  Dallas realtors welcome careful buyers, and you may end up seeing unusual home features that you hadn’t considered previous. You can also document the area surrounding your home, such as the landscape and the surrounding neighborhood.
  • Don’t be bullied into making a quick decision and do not hesitate to ask to see any of the homes in Dallas that you liked a second time. If you’ve viewed multiple homes, visiting your favorite picks again will help you to make that ultimate decision.
